Project Overview

This stunning new build development for LiveWest included the  construction of 85 new affordable homes.

The development included a mix of 1, 2 and 3 high specification news homes. 40 homes were for rent, 25 allocated for shared ownership and the remaining 20 houses were for rent-to-buy.

The development was built on a brownfield site which included the diversion of an existing sewer under a S185. There was also extensive ground remediation, vibro compaction ground stabilisation and adoptable drainage under a S104.

This, with the adoptable highway under a S38, and substantial S278 works was used to widen and improve an existing concrete road.

Added Value

For this project, the community that surrounded the new development was vital and played a huge part in it’s success.

Live West came to us with a challenge of:

“Young families who support local services and businesses in the area, are being priced out of their community because housing is simply too expensive.”

 This project instantly added value to the surrounding community and customer by tackling the housing shortage in the area where the community can find a high quality home close to their friends and family which is affordable.

It didn’t stop there. In addition to this we also supported the community by sponsoring Ilminster Town Football Club in aid of helping out the various running costs of the club.

For the community it was essential that the club kept open, especially during the pandemic where’s peoples physical health and mental wellbeing was key.

We also purchased an advertising board in partnership with our customer LiveWest.

Challenges and Solutions

During the project we had a difficult challenge with the ground conditions on site. The grounds were very poor to work with in terms of it’s stability.

To resolve this we tirelessly worked with a geotechnical consultant and structural engineer to obtain a substructure design solution—suitable for the very poor ground conditions. With a combined ground remediation and vibro compaction, we were able to create a ground stabilisation process.

Adjacent to our project was a factory who were immediately impacted by our construction works. The challenge was maintaining a healthy relationship with them and ensuring that there was minimal disruption to their works as much as possible.

We overcame this challenge by ensuring the relationship was kept healthy with the help of regular dialogue and ascertaining and delivering on benefits of what we could offer their operation to counter the challenges caused by the development.

A big challenge for this project was that the progression of the works almost came to standstill when it was realised that the planning established requirement was not feasible.

To resolve this we had to negotiate a revised S278 design with Somerset County Council. We had to change the scope of works allowing for the widening of the existing highway whilst also maintaining access over it.
