Project Overview

This beautiful new build development for Abri included the construction of 50 new homes.

The development included a mix of 1, 2, 3, 4 and 5 high specification news homes including houses, flats and maisonettes. The site was a 50/50 development made up of open market sales and affordable homes. In total, it is large enough to house up to 275 people.

The homes were built on a greenfield site and included the diversion of an existing sewer under a S185 and adoptable drainage under a S104. The project also included diversion of public rights of way, adoptable highway under a S38, S278 works and the formation of a LEAP. The site was then beautifully finish off with the formation of bridge over a watercourse.

Added Value

For this project, we went the extra mile by providing a well presented sales arena for our customer. This included a segregated completed work areas to allow for early sales and occupation.

This was all still whilst work was taking place on the development. We also agreed to inherit the responsibility for various statutory and technical approvals for the development. This was to assist the employer who was having difficulty with these.

It was also to ensure that our customer had a care free and efficient experience with us as much as possible.

Finally, building such a large development of 50 new homes really helped to aid the much needed housing in the local area. One that were of high quality and affordable.

Challenges and Solutions

For this project we were at risk of a 26 week delay due to the difficulty of the employer having an overhead electrical diversion for the date required.

We resolved this by resequencing the entire build, planning and access arrangements to minimise the impact.  This then turned the result of a 26 week delay into only a 3 week delay to project completion.

The ground conditions were and there were issues with flooding in the early stages.

We took a lead roll in solving this issue by remediated design to lift the levels of the site by 1.5m. This was to take it out of the flood area. This integrated infrastructure and also facilitated the wider development where we were able to work collaboratively and carry on works.

The development was constructed over a large area which we found a challenge to manage at all times.

To aid this challenge we had to make sure we had enough resources across the area, employing more people onto site so that it was ran efficiently and safely.
